Planning Commission approves 2510 W. Coast Highway project following lengthy public hearing

A public hearing was conducted last night, February 18, by the Newport Beach Planning Commission for the 2510 West Coast Highway Mixed Use Project. The controversial project, which consists of a proposed boutique auto showroom fronting 35 apartments, is owned by Mark Moshayedi.

Opponents representing the Coalition to Protect Mariner’s Mile unanimously spoke against the project citing concerns with traffic, the loss of views, CEQA issues and more. Their requests included a call for a delay in the project’s approval so that a thorough traffic study could be conducted and an overall master plan for Mariner’s Mile be developed.

During the presentation, coalition spokesperson David Tanner attacked city staff pointing to a “bias” on their behalf, of which Commissioner Peter Koetting later vehemently challenged. Multiple commissioners later concurred with Koetting’s sentiments.

Planning Commission Chair Erik Weigand deftly moved the emotional meeting along even with the challenges of COVID, showing respect to all parties involved including those participating in the adjoining Community Room, on the telephones and within the City Council chambers.

After close to three hours of discussion and input from residents, staff and the developer’s representatives, a vote of the commission passed, 5-1, with Chair Weigand dissenting and member Lauren Kleiman absent.

The commission did agree that an overall plan for Mariner’s Mile needs to be studied as a priority.
